We manage properties as if they were our own.
We are owners ourselves – and experienced first-hand what goes wrong with property managers. Hauslot is our answer: a property manager from Berlin that is reachable, keeps its promises and has tradespeople you can rely on.
Our story
Frustration turned into an idea.
Hauslot didn’t start with a business plan, but with a bucket full of water. Before we managed property ourselves, we were owners – of flats in Berlin, looked after by property managers we had chosen because of their good reputation.
What we then experienced is familiar to many owners: nobody answers the phone, statements arrive late, tradespeople keep you waiting. At some point we stopped getting annoyed – and started doing it better ourselves.

The leak
Three weeks with a bucket under the ceiling.
Water was dripping through the ceiling in one of our flats. The property manager couldn’t be reached for days, then we were told they were still looking for a tradesperson. Our tenant put a bucket out every evening for three weeks – and all we could do was keep calling.
What came of it: our established network of tradespeople. Firms we know, who come when we call.

The statement
An extra payment – and nobody could explain it.
The service charge statement arrived more than a year late. In it: an extra payment we couldn’t make sense of. Receipts were only available on written request, and the reply took several more weeks.
What came of it: statements on time and every receipt online in the client portal.

The meeting
Resolved is a long way from done.
The owners had voted to renovate the roof – unanimously. Two years later, not a single quote had been obtained. Every time we asked, the answer was the same: “It’s being dealt with.”
What came of it: resolutions we implement quickly – with the status visible to every owner.

The decision

In [year] we took over the management of our own flats: one dedicated contact, digital records, tradespeople we know personally. It worked – so well that co-owners, neighbours and friends asked whether we could look after their properties too.
What came of it: Hauslot – headquartered in Berlin, with properties today around Rostock and Coburg as well.
We manage every property the way we wished ours had been managed back then. That’s not a slogan – it’s the reason we exist.
